Sell your house to us

A straightforward conversation about your property.

We buy property in Barnsley and across Yorkshire, including homes that need significant work. Tell us what you have and your timescale.

Properties we would consider

A property does not have to be ready to put on the market. We are interested in houses with potential, including those that may be difficult to sell through a conventional listing. Each property is considered individually, and we cannot promise to buy every property offered to us.

01 / CONDITION

Homes needing renovation

Dated interiors, unfinished projects, structural concerns, fire or water damage, and properties that need substantial updating.

02 / VACANT

Empty or derelict property

Long-term empty homes, neglected buildings and properties where maintenance has become difficult to keep up with.

03 / CIRCUMSTANCES

Time-sensitive sales

Inherited property, a change in circumstances, or a repossession situation where you want to understand whether a direct sale could help.

04 / COMPLEXITY

Unusual properties

Properties with tenants, clearance needs, a broken sale chain, mortgageability concerns or other issues you would like us to assess.

Facing repossession? Contact your lender and get independent debt or housing advice promptly. A sale may not stop repossession proceedings, and timing depends on your circumstances and the legal process. We cannot provide debt advice.

How a direct sale enquiry works

01

Tell us about it

Send the address, basic details, condition, ownership position and any deadline. Photographs help us make an initial assessment.

02

We assess the property

We may ask further questions or arrange a viewing. We will explain if we are interested and discuss the basis of any indicative price.

03

Consider an offer

If we make an offer, you can take time to consider it and seek independent advice. There is no obligation to accept.

04

Legal work and completion

If you choose to proceed, solicitors handle the sale. The actual completion date depends on title, searches, finance and any other issues.

What to send us

We can give a more useful initial response when you include:

You can send an initial enquiry even if you do not have every detail yet. Please do not email sensitive financial documents at this stage.

Common questions

Do I need to renovate or clear the house first?

Usually it is best to show us the property as it stands. We can discuss the work and clearance needed before you spend money on it.

Will you buy a house with tenants?

Potentially. Tell us about the tenancy and provide the relevant details so we can assess it properly. We will not ask you to disregard tenants’ rights.

How fast can a sale complete?

It varies. We can discuss your ideal date, but no completion date can be guaranteed before the property and legal position have been checked.

Will your offer match an open-market sale?

A direct purchase offer may be lower than a price achievable through an open-market sale. You should compare your options, including speaking to a local estate agent, before deciding.

Are there any fees for asking?

There is no fee to send us a property enquiry. If we make an offer, we will explain any proposed terms in writing. You should obtain your own independent legal advice before agreeing a sale.

Ready to talk? Email enquiries@sypropertyservices.co.uk with your property address and a few photographs. We will let you know whether it is something we can consider.
